The real estate market in the Sheffield neighborhood*

Even with our never-ending winter weather, real estate activity in the Sheffield Neighborhood is about the same as last year for January through February — almost identical with the number of properties under contract.

Two properties in the 2000 block of Fremont that sold for $2,000,000 in January 2012 have been developed into single-family homes, with one selling for $3,630,000 and one under contract for $3,450,000.  A property in the 1400 block of Fullerton has been torn down and, according to public records, it was sold in June 2013 for $550,000.  A property on a 54 x 124’ lot in the 2000 block of Kenmore that sold for $2,500,000 in December 2013 is being developed into two single-family homes currently priced at $3,395,000 and $3,895,000.  A property on a 50 x 125’ lot in the 2000 block of Seminary that, according to public records, sold in February 2014 for $2,600,000, is being developed into a single-family home currently listed at $5,995,000.  A property in the 2100 block of Southport that sold for $595,000 in April 2013 has been developed into three condos currently listed for sale at $849,000, $529,000, and $629,000, respectively.
